The Merger in Brief

The 2023 acquisition of Life Storage by Extra Space Storage created the largest self-storage operator in the United States — more than 3,500 stores and over 250 million rentable square feet. The combined platform reshaped competitive dynamics in markets where both brands operated. (For how the public REITs stack up against private ownership, see REITs vs. private ownership.)

Market Concentration

In many Texas and Sunbelt markets, Extra Space and Life Storage were two of the top branded competitors. Post-merger, independent operators who once competed against two distinct national brands now face one dominant platform — which can mean more disciplined pricing and heavier marketing spend in contested submarkets.

The Third-Party Management Angle

Extra Space runs an active third-party management (3PM) program, and its appetite has only grown since the merger. That creates an option worth weighing: a large independent owner can outsource management to the country's biggest operator — accessing national pricing systems and brand — while retaining ownership. It can be a value-enhancing bridge, but it also gives a competitor visibility into your operation, so weigh it carefully.

What It Means for Buyers and Sellers

  • For buyers: fewer branded operators in a market can mean less street-rate competition in well-covered submarkets. But independent facilities with real differentiation (location, specialized offerings, aggressive local marketing) still compete effectively.
  • For sellers: consolidation has not dampened institutional appetite for acquisitions. If anything, the majors' need to keep growing sustains demand for quality assets — including in Texas and Oklahoma.

The Independent Advantage

National brands bring scale but not agility. Independent operators respond faster to local conditions, build genuine community relationships, and deliver service the big platforms struggle to match. In a commoditized product, those differentiators matter at the margin.

Our Perspective

Consolidation at the REIT level doesn't diminish the opportunity for well-run independents — it sharpens it. A facility that's professionally operated and competitively positioned will continue to attract premium acquisition interest from both institutional and private buyers. See what's currently available.
