Seller Q&A

Every question storage owners actually ask us — answered straight, in the open, cover to cover.

Deciding to Sell

For owners still weighing the decision.

Q.01

How do I know if now is a good time to sell my self-storage facility?

Market timing depends on your personal goals, facility performance, and current cap rate trends. We recommend requesting a free Broker Price Opinion to understand what your facility would sell for today. Our team can walk you through current market conditions and help you decide if now is the right time.

Q.02

What if I'm not sure I'm ready to sell yet?

You don't have to be. Many owners request a Broker Price Opinion simply to know where they stand — some update it annually like a check-up. There's no cost and no obligation, and when the timing is right you'll already have a baseline and a relationship in place.

Q.03

Can you sell a facility that is underperforming or has deferred maintenance?

Absolutely. We have experience selling facilities at all stages — from stabilized Class A properties to value-add and turnaround opportunities. We know how to position your asset to attract the right buyers and tell the right story.

Q.04

Can I sell if I still owe money on the property?

Yes — most facilities we sell carry debt. Your loan is paid off from the proceeds at closing. If your note has a prepayment penalty or yield-maintenance clause, we'll factor that into your net-proceeds estimate up front so there are no surprises.

Q.05

What markets do you cover?

We specialize in Texas and Oklahoma. Contact us if you're outside this region — we may still be able to help or refer you to the right advisor.

What It's Worth

How buyers, brokers, and the market price your facility.

Q.06

What is a Broker Price Opinion (BPO)?

A BPO is a broker's estimate of the price your facility would likely sell for today, based on income analysis, comparable sales, and current market cap rates. It isn't an appraisal, but it gives you a reliable read on what buyers would likely pay for your property. We provide BPOs at no cost or obligation.

Q.07

How is a BPO different from an appraisal?

An appraisal is a formal valuation performed by a licensed appraiser, typically ordered by a lender during financing. A BPO is a broker's market-based analysis of what buyers would actually pay today — built from live comps, current cap rates, and the buyer demand we see in the market. For deciding whether and when to sell, the BPO is the more practical tool, and ours is free.

Q.08

How do buyers actually value a self-storage facility?

Self-storage is valued on the income it produces, not just square footage. Buyers take your annual income minus operating expenses — your net operating income — and divide it by the capitalization rate they'll pay in your market. Comparable sales and price-per-square-foot serve as sanity checks on that number.

Q.09

What drives my facility's value the most?

Occupancy, street rates relative to your market, and expense control are the big three — together they set your net operating income. Beyond that, buyers weigh your submarket's supply pipeline, demographics, and the upside they can see: below-market rents, expansion land, or operational improvements they can capture.

Q.10

Is an online value calculator a real number?

Our calculator gives you an honest starting range from your income, expenses, occupancy, and market — the same math buyers use. What it can't see are the specifics: your exact submarket, recent comps, deferred maintenance, or your upside story. That's what a BPO adds. Use the calculator for a first read; use the BPO before you make a decision.

Q.11

What information do I need to provide to get started?

To prepare a BPO, we typically need 12–24 months of rent rolls and income/expense statements, your unit mix and occupancy data, and basic property details. Don't worry — we'll guide you through exactly what's needed.

Confidentiality

Selling quietly is the norm in storage — here's how we protect you.

Q.12

Will my employees or customers find out the property is for sale?

Confidentiality is our top priority. All prospective buyers are required to sign a Non-Disclosure Agreement before receiving any property-specific information. We do not advertise on public listing sites without your explicit approval.

Q.13

How does the buyer NDA process work?

Every prospective buyer signs a Non-Disclosure Agreement before seeing anything that identifies your property — no exceptions. Until an NDA is executed, buyers see only a blind profile: market, size, and headline numbers. Financials and the full offering package unlock only after signature.

Q.14

Can you market my facility without putting it on public listing sites?

Yes — most of our deals are marketed quietly. We take your facility directly to a vetted list of qualified buyers: operators already in your market, 1031 exchange buyers, and investors who have told us exactly what they're looking for. Nothing goes public without your explicit approval.

Q.15

Who sees my financials during the process?

Only vetted buyers under a signed NDA — and even then, access is staged. Early materials summarize performance; detailed rent rolls and statements come out in due diligence with an executed contract. Your data never circulates beyond the buyers actually pursuing the deal.

The Process

What happens between “let's do it” and a signed contract.

Q.16

What is an Offering Memorandum?

The Offering Memorandum is the confidential marketing package NDA'd buyers receive: your facility's story, financial performance, unit mix, market and demographic data, and photography — assembled to present the property at its best and answer a serious buyer's questions before they ask them.

Q.17

How long does the sales process typically take?

From listing to closing, the typical self-storage transaction takes 90–180 days, depending on deal complexity, buyer financing, and due diligence requirements. We work to keep the process moving efficiently while ensuring your interests are fully protected.

Q.18

Do I have to sign a long-term listing agreement?

Our listing agreements are structured to be fair and reasonable. We focus on performance, not long lock-up periods. We'll discuss terms during our initial consultation and make sure you're comfortable before moving forward.

Q.19

What fees do you charge?

Our compensation is commission-based, paid at closing from the sale proceeds — so there are no upfront costs to you. Our fee structure is transparent and competitive within the market. We'll outline everything clearly in the listing agreement.

Q.20

What will I need to do while the property is being marketed?

Keep running the facility exactly as you have been — occupancy and collections matter right up to closing. We handle buyer outreach, inquiries, and qualification, and we coordinate any site visits around your schedule, discreetly. Expect a periodic check-in from us, not a second job.

Buyers & Offers

Who's on the other side of the table, and how we negotiate.

Q.21

Who is buying self-storage facilities right now?

A deeper pool than most owners expect: national and regional storage operators, private-equity-backed platforms, REITs, 1031 exchange buyers on deadlines, and local investors expanding their footprint. Each values facilities differently — which is exactly why a competitive process beats a single unsolicited offer.

Q.22

How do you create competition for my property?

We market to multiple qualified buyers at once and drive toward a common offer deadline where the market supports it. Then we compare offers on more than price: proof of funds, financing contingencies, track record of closing, and timeline. The best contract is the one that closes at the number on the page.

Q.23

What happens during due diligence?

After you accept an offer, the buyer gets a defined inspection window to verify what they're buying: rent roll and financial review, a physical inspection, title work, and third-party reports. We manage the document flow and keep requests reasonable — clean, organized data up front is the best defense against retrades.

Closing & After

The finish line — and what comes after it.

Q.24

What actually happens at closing?

A title company or closing attorney handles the transfer: funds move, the deed records, rents, deposits, and taxes are prorated, and management hands over — gate codes, tenant records, vendor contracts. Most sellers are done in an afternoon. Tenants are typically notified after closing, per the transition plan agreed with the buyer.

Q.25

What happens to tenant deposits and prepaid rent?

They transfer with the property. Tenant security deposits and any prepaid rent are credited to the buyer at closing as line items on the settlement statement — your proceeds are adjusted accordingly, and your tenants see no interruption.

Q.26

Will I owe taxes when I sell?

Plan for it before you list, not after. Depending on your basis, depreciation recapture and capital gains can meaningfully change your net — and a 1031 exchange can defer them if you're continuing to invest. We're not tax advisors, so we'll coordinate with your CPA early so closing doesn't come with surprises.
