Why Metrics Matter
Self-storage is an operationally intensive business masquerading as passive real estate. The investors who outperform over time track the right numbers — and act on what they reveal.
1. Economic Occupancy (Not Just Physical)
Physical occupancy tells you how many units are full. Economic occupancy tells you what percentage of your potential gross revenue you're actually collecting.
Economic Occupancy = Actual Collected Revenue ÷ Gross Potential Revenue
A facility at 95% physical occupancy but running heavy promotions, long-term discounts, or carrying delinquency can have economic occupancy in the low 80s — a major NOI difference.
2. Revenue Per Available Square Foot (RevPASF)
Borrowed from hospitality analytics, RevPASF normalizes revenue across facilities of different sizes.
RevPASF = Total Monthly Revenue ÷ Total Rentable Square Feet
It lets you benchmark performance against comparable facilities.
3. Customer Acquisition Cost (CAC)
What does it cost to rent one unit — including digital ads, signage, promotional discounts, and staff time? Operators who track CAC optimize marketing spend and improve ROI on customer acquisition.
4. Move-In / Move-Out Ratio
Above 1.0, you're growing; below 1.0, you're shrinking. Tracking it monthly catches occupancy trends before they show up in quarterly financials.
5. Average Length of Stay (ALOS)
Self-storage tenants stay longer than most people assume — industry averages run 12–18 months. Higher ALOS means lower turnover cost and steadier revenue. A low ALOS signals tenant-mix issues or rate/value misalignment.
Building Your Dashboard
Modern facility-management software (storEDGE, SiteLink, Yardi Breeze) can produce all five of these automatically. The key is reviewing them consistently and acting on them. Facilities that track these metrics don't just operate better — they command higher prices when it's time to sell. And buyers should confirm every one during due diligence.
